I got permission to hunt about 200
acres in Independence Twp. Land is wooded and steep. Found a lot of deer sign and some nice rubs from last year so far when I scouted.

Anyone hunt around there? Good genetics? Big buck area? Average? I know it’s a three points up area.

it’s a long drive for me, so I’m not going to get a chance to scout too much but looking forward to hunting it.

I hunt indy quite a bit. It's kind of a moot point to ask about genetics unless it's high fence.... it's PA, You'll have a solid chance at a relatively nice buck 100-120ish, unless there is some seriously thick areas that have little pressure(unlikely) chances are slim(not impossible but slim) that youll encounter anything much bigger. Now beaver County did produce a sub 200inch buck that was known on game lands not to long ago. If you are looking for a destination area, I dunno if this is it, especially on a limited private property.
What's the neighboring properties like? Hunted? If so how heavily? Does anyone else hunt the property you are speaking about?
What's the habitat like, diverse? Clear cuts? Food, water? What about access? More then one way to access the property?
Some may say this is overthinking it, but these things all matter to consistently get on the older deer around this area when not on large parcels, even then I still apply all of these questions anyway.

My daughter lives on the property with her husband, so I’ll be out there visiting with them and doing a little hunting.

I was just wondering what that area was known for as far as deer hunting. Some counties consistently produce big racks, others large bodies, some both. Some areas may have 40 deer per square mile others much lower.

in any event, hunting a new area is exciting to me and I look forward to hunting a new area and seeing some deer.

Thank you for the replies!

These suburban deer running on small parcels of posted land tend to sit tight and travel at night so if bordering public huntable land is accessible you might want to take that in consideration.. Scouting should put you on the deer movement areas.. Good Luck they need thinned out so don’t be afraid to do some city hunting 👍👍
