Anyone here had dealings with a well pad on thier land ?
What prices for land disturbents did you get? What agreements did you ask for?

Nothing on my property but my contract (Friendsville Lease) says 5K per acre, from what I have heard the pad usually takes up 5 acres. There are other agreements like timber value, restoring the area after drilling is complete, etc.

not so... very small area involved once drilling is complete.

Most of the well pads around here are approx 14 acres but once they are taken down and in production very small in comparison to the actual well pad

if there is a well going in, you still have a right to the timber. If you know where the well is going I would bid it out to timber companies. I wouldn't let a gas company try and compensate you for it

They told us the same thing timber. We have 3 shallow well pads that weren't a problem but the deep well pad they're looking at now would be 7 acres and they said we would no longer be able to use the land. They said they would pay between $30 and $40,000 for the 7 acres.

You can also negotiate the routes of the access roads to avoid severe timber damage. Use your own forester if at all possible.

Thanks for the replies.
They were going to give us $20,000 dollars for 5 acres land and right away.They kept the trees (there is some nice oak on this)They also wanted us to sighn a wavier for the well to be closer than the 1000' to and dwelling that was in his addedums.They wanted to put it 540' from my dads house the pad would be in his backyard.This was Chesapeak,We declined sighning the wavier.The reason they wanted in that area was because of the drainage areas(wet lands) further from the house.I think our best option is to have them drill on the neighbors and go under us.I know they will be back aleast to tie up the lease before it runs out one way or the other.
