There are millions to be made and there are lots of "people" who want in on it, is why.

Wouldn't be the first time that a title search conflicted with what someone else has on record, won't be the last. An attorney that specializes in such things is what you want. The better ones will have their own experienced staff to search it out.
If you've never done so, stop at the Tioga Co. courthouse sometime and look at their real estate records. Last time I was there, maybe 4 or 5 years ago, the place was crowded with people doing title searches, primarily related to gas exploration, etc.
