Hi Guys,
Wanted to get some input here from some guys who have leased property before. Im looking at leasing some property in Ohio for the upcoming season. The property is 100 acres located in southeast Ohio they want $3200 a year all seasons all game. Will have about 4 guys on the lease. Any info, tips or concerns I should be looking for? Never did this before, but want a chance at hunting out of state at a reasonable rate that I can say that I did it myself. Will be looking at going for a week during the rut and maybe a few weekend trips. Any help or opinions on the area or leasing property. Help Please

I have never leased property, but 3200 seems high for a 100 acres. You also have to watch some farmers will lease their land to you and than let friends and family hunt the land.

Price depends on location, $32/ac isn't a bad price if it is in a good hunting location. You must make sure that YOU have the only hunting rights, and YOU and your partners only.

Like stated above sometime people lease the land and still have friends and family hunt it.

100 ac is really not a large lease to hunt with 4 hunters especially if those 4 bring friends or family.

This is something you really have to put some thought into.

From my experience the price is about right. But you need to keep in mind your success will depend a lot on neighboring properties. In Ohio, which allows baiting, success depends on who baits the best and the most and your success can have little to do with your scouting and hunting skills.

If the neighboring properties are leased locally where local hunters can put out fresh bait on a regular basis you may have trouble attracting deer to your lease. Baiting has a more significant effect on archery hunting more than firearm season, but it does have an effect all deer and turkey hunting.

I assume you are trying to kill a big buck, otherwise you don't need to travel to Ohio to kill a deer.

Think about travel time and how much time you will spend there. Guys who do best at this are in a position to spend weeks on the lease. Don't forget, if you don't feed corn, they guys on the next lease over will be, so you may have to also. Feeding corn involves feeders, corn and the filling of the feeders at regular intervals.

I speak from experience, leased 122 acres in SE Ohio for last two years. Did not renew lease this year.

Thats in the ballpark price wise for the better counties. I have 3 leases in Ohio and ame not really effected by neighbors baiting. When those big boys are on their feet in the rut, they ain't worred about bait. Nothing more exciting than the rut in Ohio.
