That cheap!! Boy, should have spoke with you before I laid down 11,500 for mine. thats was the cheapest too. Got a price as high as 15 K last month.
Yes, the story is how many bedroms, how much sand, etc. The permit alone and the testing will cost you.Lots of variables.

no doubt, this is what i do ,along with general construction, but plumbing and excavating is my main background, and i have done many sand mounds and regular septic and leach beds, $4000 is almost in the ball park for a one tank 3 finger leach bed, sand mounds can and will empty your bank acount quick,my advice would be before you buy land find out what the soil will except and go from there ,see if you want to go the extra expense, good luck.

Gentlemen,
This is the exact reason why the mountain camps and homes along Pine Creek cost so much money, the Grandfathered septic systems alone, increases the resale value considerably. The last sand mound that was put in around here cost over 18 grand. When purchasing land around Pine Creek get a perk test done or make sure you have a grandfathered septic system prior to purchasing peoperty.

Assuming the sandmound is being replaced by another system or public sewage, there are no state regulations regarding the removal of a sandmound. The material may be used as fill or incorporated into a garden to add texture to the soil. If the mound has just recently been placed out of service, you should lime the material to eliminate odors.

The cost of a sand mound depends upon several things. First, do you have a permit? If not, you will need to apply for one, and some townships require that you submit an engineering plan for your system, along with perc test data. Sometimes you have to hire a soils scientist to site your sand mound, and that adds expense. How far from your cabin site must the mound be located? Can the contractor find material (clean soil) on the property to build and cover the mound? How far must the sand and stone be carted?
If you wish, I can give you a word document that details all that we had to do and what it cost us to put in a sand mound at our camp in Somerset county. We got four estimates for the installation ranging from $13,500 to $28,000. Total cost ended up being over $18,000.

Muttleysback,
One of the major concers now about purchasing or building along Pine Creek is the laws that now govern the septic systems. The cost for this stuff even when the owner does the work himself, is now way to high. I caution everyone who is making the initial investment to find out what it is really going to cost, in your county and township, prior to purchasing. A Grandfathered septic system saves lots of money in most cases.

the grandfathered septics are no longer in effect, sure you can by something that has a system on it already but if it is now not up to code and will not past a dye test, grandfathered or not , they can and will force you into a new system, ive done to many, just last year i had to do a a ladys farm house , she could not past the test on old system, they gave her x amount of time to bring it up to code, she got her lawer involved and tried for awhile to hold them off, she lost, cause they told her bottom line that they will in 60 days put a letter on her door that her property is now condemed till system meets sewer code, they can and will do this if pushed in that direction, she finally gave in called me and i put one in for her, state says to many old systems gray water and watste water runs off and into our streams , the law is behind them , so each and everyone of us sooner are later will have to bite the bullet,

mdmlm,
I do believe you have misunderstood my meaning of Grandfathered, I mean that the septic system passes all tests and can remain inside the new bountry qualifications
that have been inacted for Pine Creek. You now have to be a certain distance away from Pine Creek before a new septic system can be built. Or the owner must install a clean out type septic system.

yes i did misunderstand you pine creek sorry, you are correct in what you say, there is also something out there i pm another member about, but there is pros and cons to it, it is called a affiddavid cabin permit, what this is cost $35 for it, it allows you to put a cabin in as long as its under 1000 sq feet , without all the building permits, but you have to sign your name and get it noterized and sent in, what it states is that its just a cabin, you will never make it a 100 percent living year round place, you can not except mail there driver lic, truck car registrations, etc, will not exceed 2 stories in height, it will be filled in the recorder of deeds , that it is used just for a cabin, if any body buys it ,they must understand that, they can always bring it up to code if they want to live there , a septic system. and building, pros is this allows you to get a outhouse privi, holding tank, permits in my area $350 for permit and about $900 for tank then you have to build outhouse over it, so this could make someones dream with in reach , instead of the massive cost amounts of sand mounds

mdmlm,
Is this affidavid cabin permit done by each county or is this a state thing, I have never heard of this program.
Now a guy who just wants to rough it with a generator could really set something up for a decent cost to hunt and fish from, purchasing way back in the Potter/Tioga woods using this cabin permit affidavid.

i have a few of the permits at my house , as i understand it its a township, county and state thing all rolled up in one, you just have to follow the permitt to the letter and you will be good to go,just call your building inspector in your area ask him to send you out a ucc recreational cabion affidavit permit.and yes keep in mind a person could build way back in ,my camp is 3100 feet off a dirt road, but all that glitters is not gold also, yes you can have a cabin affidavit permit, yes you can get a prvi outhouse permit, but you must be able to have a septic suck truck, be able to come in once in a while and clean out your 1000 or 2000 gal holding tank. you cant have a leach bed after tank , with prvi outhouse or ucc recreational affidavit permit, hope this helps out all that want a hunting fishing place of there own.
