Going rate for tully shale

Hello, just curious what people have been offered in NW Pa. I had a person offer me 300 an acre 12% royalty for tully "and above". Told me I could still lease Marcellus and below to other companies. I'm not too sure of it. Told him it would have to be more, then he asked how much? Told him I'd get back to him.

best advice is to discuss with an attorney experienced in oil & gas leasing.... State minimum is 12.5% royalty..you should be able to do better... You are making an important business decision...I suggest you get competent legal advice>
