We got an offer

So Repsol offered $1750 and 15% net. Better than I thought, does anyone know if they take counter offers? I was thinking maybe $1750 and 18%.

Just make sure its a NO DEDUCTIONS lease. Very Important. and there is definately no harm asking for 17.5 or 18%

but make sure the lease says they have to get set up and drill with in a certain time period too, or they could lease the land and wait years to drill.

Well my father asked and she said the best for that unit she can do is 16% gross and $1750. Still much more than we expected so we are going to sign in. FYI for anyone reading we are in western Susquehanna near Middletown township and the rep told us to expect royalty checks in the next year or so. Which is also better than I expected. Thanks for the help!

What is the defination of "16% Gross" ? That is the question you need a lawyer to look at. Have the lease looked at!!! Be Very Cautious. If you need a lawyer, shoot me a PM. I know a good gas law lawyer.

i googled "what is 16% gross on gas royalties"


a lot of info came up. it appears there is a lot of double talk going on with gas contracts. apparently they are not to be charging the land owner for anything but some companies are. its all done with legal double talk. all the advice was "Get a good gas attorney".
