I am wondering if anyone can help ? can anyone tell me what the going price per linear foot for a natural gas pipeline line our hunting camp has been offered $15 a ft. Now I have no idea if that is good bad or indifferent. I do not want to be greedy, but neither do I want us to be taken advantage of. We will acquire the services of an attorney to make sure everything is fair, but have no Idea if the price given is fair.
I would think it should be based on the market value of the land included in the easement as opposed to linear foot. Assuming a 50' easement, $15/LF would come out to about $13k an acre which sounds about right if your in the mountain regions.
I went with 1 dollar/inch of diameter/linear foot up to 3 pipes. So if the first pipe is 12" diameter and crosses 1000', you get 12K. If the ground is timbered, then they will pay damages for taking the trees.
