Cabin with 36 acres - nw PA

Approved by RB-HPA




36 acres of timberland with cabin near Cooperstown, Pa. Should be at least $35k of timber consisting of mostly hard maple and cherry. Will sell the cabin and 12 acres for $79,000 or the cabin with 36 acres for $119,000. Previous owner reserved ogms. I'm closing on it next week and will sell it for just a hair above what I'm paying.



If not interested in the timber, I will subtract $30k off the price(full price of $119,000 for everything - $30k = $89,000 for land and cabin only) and will have the timber sale thru a forester. Timber contract will be for one year. Excellent stock of young trees for future.

wow is right, if this wasn't on the other side of the state, you and I would already be doing paperwork

Thanks fellas. I knew it was a great deal as soon as I saw it but our place is just a couple miles down the road so figured I'd give someone else the chance if they're interested.


Some info on the cabin.

Cabin is small. Probably around 900 sq ft. It isn't perfect but it is fully functional. The steps leading up to the back deck are too steep and should be replaced. The upstairs door leading out to the deck needs a new frame. The chimney pipe was put in upside down and doesn't currently have a roofcap. There also isn't a thru the ceiling thimble which I would like to see put on just for safety even though all the pipe is triple wall. Cabin is built on a crawl space.


Cabin was built in 2003 and from what I understand, they didn't get a building permit which is probably why the county socked them for $1700 a year in property taxes. From what I understand, the person who built the cabin was an oil and gas executive who wanted a weekend party place. You sort of get the picture with the mounted doe head in the living room.


My intentions if I keep it was to rent out the cabin for $550 a month and manage the timber. Timber is high grade but should be let go for a few more years. If I kept it, I'd have the forester go in and cut out the junk to accelerate the growth of the high value trees.


To get to the cabin, you take Lake Creek rd to Smalls rd. There's a little bridge you cross and the cabin is a couple hundred yrds back. There are 2 other places further down the road. Property is hilly with multiple trails. Vast tracts of privately owned forests behind property.

Also, camp comes fully furnished. What you see in the pics goes. One of the sofas in the back room is a sleeper sofa. Log bed upstairs. Older WheelHorse riding mower in shed. Fridge, stove, dishwasher, all cooking ware, utensils, bowls, etc,.

Very nice looking place! Is that a trout stream in that one pic?

Guys, I will mention that I have talked to Rex on the phone about another property and although I haven't done business with him, everything about our phone calls left me with the definite impression that he's a square shooter.

Rel nice place no doubt about it, will spread the word around, this is really a good deal for somebody looking for both property and a real nice camp.
What are the full taxes on this place, especially the school taxes? Is the 1,700
the complete tax cost each year.

Not sure about trout in the creek but did find this on Trout Unlimited.

" Although Lake Creek is a warmwater stream below the lake, it does pick up many spring runs and seeps that cool it down. If you are very patient and don't mind catching some creek chubs and bluegills, you will eventually be rewarded with some trout. Some of these fish could be over the twenty inch mark!"
