45.85 acres Crawford County - ogms/timber

We have 45.85 surveyed acres for sale in Guys Mills, Crawford County. Land sits on rt 27 right across from the Brookdale campground. Land is heavily wooded with Hemlocks, Cherry, Maple. We were in the process of doing a very small timber stand improvement(approx $12k) with a forester but the land was too wet right now so that sale is on hold and could be canceled if you desired(unless you wanted to go thru with the sale yourself). I would conservatively estimate that's there's at least $35k - $40k in timber right now. I would estimate about 1/3 of the property has good timber, 1/3 average and 1/3 poor.



The ogms are unleased and are included in the sale. Last year we had 2 lease offers. One from Guardian exploration for $2750 an acre with 17.5% royalty and 5 year lease. 2nd offer was from Range Resources for $3,750 an acre with 15% royalty. Bonus was to be paid equally over 5 years. We signed with Guardian but they were unable to lease the land behind us for a management unit so we were released from the contract. Mineral search was done and showed all ogms are held by us free and clear. Currently NO LEASE OFFERS(Range has withdrawn offer for time being). We have copies of the old lease offers for verification if interested.


There is an access car parking area directly across from the KOA campground sign on rt 27.


Land would probably perk for at least a sound mound right off the road. Across the road there are 2 inground septics and 1 sand mound(which almost perked for inground). You can have a perk test done at your own expense.


Also included are 2 Millennium L220 stands that are brand new and just put together, 1 new Big Game Maxim stand and 2 new DLC Black 60 game cams with bear boxes/locks, python cables. We were planning to put this stuff up on the property but we found another place so it goes with the property.



$185,000 with ogms or $115,000 for just land and timber.

How far is this from Pymie, Conneaut Lake, Linesville, etc... ?

About 20 miles to Conneaut Lake and 30 miles to Pymatuning. Erie National wildlife Refugee and State Gamelands 69 are close by but you might want to talk to some locals about hunting near this property before going anywhere else. I believe there's around 1,000 acres of wooded and agriculture land behind this property.

This is a nice buck the person right across the road caught on camera last year.





Same place across the road a couple years earlier. I believe this buck won the Community Chevrolet buck buck contest that year.




Also across the road. My brother got this buck last year.




Don't get me wrong. There's also plenty of small buck and the hunting can be difficult but there seems to be a good stock of nice buck in this area.
