cabin prices in loyalsock state forest

I have a chance to by a cabin on a state lease in the loyalsock state forest its near the trout run exit of rt 15.Its 24x24 2 story rough but useable the owner did install a newer wood stove and a sunmar incenerator toilet it has electric and a spring feed water source.Here is the problem he wants me to make a offer.The area is full of gas operations and the road it is on you need a "guard" to drive up because of the truck traffic. according to the escort there will be 28 wells in the area so for 3-5 years it will not be to peacefull.I have no clue what to offer does anybody have a idea what something like this is selling for in these economic times

Thanks thats about what price I was thinking.I'm just not sure what cabins go for in that area and din't want to insult him.Just wish he would give me a price and we could haggle from there but I'm starting to think he doesn't know the prices either.

Apparently he doesnt want to put up wwith the aggravation for the next few years, dont worry about insulting him, he is leaving himself open I wouldnt go much higher either because of the aggravation......

State cabin lease prices are all across the board. Within the last 5 years the lowest I've seen is 25,000 in Clinton County. Most are in the 40+ range these days. Are they worth it, that's up to the individual.

i have one forsale for 12,000 not leased land its a perminate site in campground with low yearround lot rent camp is very nice just no time to go up anymore its in forkville area which is right in the middle of loyalsock land and state forestif your intersted

Not so good he wanted me to make the offer so I started at $15,000 and he could keep a key to use like he still owned it.Told me that sounded good. Two days later tells me he got a random phone call from a local about wanting to buy the cabin,Come to find out it's the local security guard that had to drive me up to the cabin got his information from the local ranger anyway the local says it's worth $30,ooo but he doesn,t have the money right now maybe in a year! So now the guy who has no clue about a price suddenly perks up at that price and now wants $30,ooo thanks to the local genius that probably doesn,t have $30,000 in cash in 5 generations just hosed me.In this economy I,m not taking $30,ooo out of the bank especialily with the gas drilling going on and you have no idea how it will all work out.I pesonaly do not know of anybody having there lease pulled from dcnr but I'm not betting 30 grand on it.Maybe some of you guys no but I was told it is almost impossible to get a loan for a camp on lease land because you don't even get a title to the cabin.
