good deal on land/camp 13 acres $58k (PICS added)

So somehow I managed to find this listing after a bunch of searching but don't think I can find anyone interested to go in with me so figured I'd pass it along. Looks like a nice 13.5 acres north of Huntingdon and west of State College. Farmhouse looks salvageable from the pics I was sent and the land looks really nice. The seller was really good at communicating with me too. It's about 10 acres wooded and 3 acres of field with a spring and a barn that could probably be sold for it's lumber. The land comes with all timber and mineral rights too. Seems like a great deal for 58k. He also said there's tons of deer trails and they always see deer and turkeys crossing the property. I hope it works for someone!

Looks like a great deal , with all the guys that say they are looking for a camp i would have thought it would have sold the first day it was posted.

I only saw it on craigslist and I had to do 10 searches until I found it.

You are basically just paying for the 13 acres. The house and barn look pretty far gone.

Just at land value that sounds cheap with all mineral and timber rights in tact. Being listed on Craig's List I would definitely do my homework first. You know what they say about being to good to be true

That looks like a very good deal. House is rough but I bet you wouldn't need to do too much to it if it's a hunting camp. As long as the roof doesn't leak and the foundation is sound, this would be one heck of a deal in that area. Make sure to get a septic test and water test if you're looking.


What usually happens when these great deals pop up is everyone sits around waiting to see what everyone else thinks. Then when they finally realize a place is a good deal, it's already gone.

If Tyranny and Oppression come to this land, it will be in the guise of fighting a foreign enemy JM

I agree rrroae. I spoke to this guy via text as I was considering it myself and he sounded pretty down to earth and responded very well to all my questions. I'm just in the process of remodeling my house so couldn't make this work without someone going in with me and nobody wanted to so I decided to post it here. He said that the house needs interior work. His exact words were that it needed new paint, floors and a shower. The main structure looks very salvageable though and even at just the land price that's a steal.
