Property values

So hears the deal. I own 50+ acres with a pond, septic and 50/50 mix of woods and field. No house that's livable on property. It also has a 30x50ish barn. I don't have the mineral rights. Didn't get them when I bought it. Got it cheap though. It's kinda ewt as far as farm land. I am thinking of selling it and buying another property. More acres and closer to home. How much would a place like the one I have be worth roughly? I see so much variance in land prices my head is spinning. Any help would be appreciated. Thanks.

Land watch shows 45 acres with mineral right for 190k. All field.

I believe you're looking at around $2,000 an acre in that area.

East springboro. I was thinking around 2000 an acre.
