Yearly Hunter Access - With Fee

I've been wondering if there are any land holding companies or land owners that have substantial land available for hunting, but charge a yearly access fee. I've been pondering this idea thinking that the hunting may be better and maybe more accessible than on state game land or state forest land. I have lost all of my private hunting land over the years and I would be interested in looking into this yearly access on private land in hopes of a better hunting experience. Does anyone know of anything like this in the north eastern part of Pennsylvania....or am I just being hopeful?

Years ago down around Davis WV, the Allegheny Power and Light Company used to let you put a non permanent structure on their land for a year at some ridiculous low price of 10 bucks, I knew of a guy who lived there year round, his place was built out of 2" pvc, carpet on that and then tarps over that, floor had several layers of carpet. I dont know how much land there was but it was huge, all open to hunting.
