Circumstances beyond by control force me to try these options this year. If I'm successful gaining my families support I may have more reasonable options next year.

ABSOLUTELY NOBODY!!!
I'm a fly fishing guide and I'm booked with clients this year early and late October, & the first week of rifle. I will arrange to be in residence on the property during the weeks specified.
I do NOT hunt and NO others will be granted permission to hunt this property during any season in 2012/2013 except those that are leasing the property. Essentially the leasee's will have an absolute, exclusive, private hunting experience during those weeks specified with no others able to harvest the 'cream of the crop' before, during or after.
There is also a possibility of leasing the 1st weeks of Gobbler in the Spring as I'll be in residence guiding clients on local waters.
The property is Gated & Well Posted. Local's know and obey my strict policies.
For future leases (2013/2014) & beyond I may be able to arrange my scedule to accomadate other weeks with enough advance notice; like a year in advance. This year I'm not going to refund deposits and change bookings for pre-paid guided fly fishing clients.
Send me a PM with your direct email & other contact info and I'll forward a Google map with any details you request. If you want to schedule a time to inspect the property in September that can be arranged with a non-refundable deposit.

Why not just allow the lease to be for all seasons. Just seems like the least productive times to hunt are the ones being offered. Thus will allow for stand placment in advance, scouting and such. If it is about having to be there when folks are on the property then guess there isn't much u can do about that. Sounds like a great chunk of land to hunt. Just asham it isn't at best hunting times. Good luck.

Circumstances beyond my control do not allow me to lease it for the whole season. There is a fine house, garage, family cemetery, etc, it's the family homestead from the 1800's. Therefore at this point family rquires I am in residence, on the property while it is being hunted. I have other commitments for this year. It's complicated to say the least but just the way it is at present.
Having been present and granting selected hunters permission to hunt in past years I'll have to disagree that the first week of rifle season is the prime hunting opportunity on this property. The topography, geography, thick landscape, neighboring properties and hunting activity force the wisest and most desirable Bucks to seek refuge here. The largest Bucks have always been harvested after the first week of rifle or during the rutt in archery season. I have been managing this property for many years, you can take this fact to the bank.

You could lease it very easily if the family would let you open it up for the entire archery season.
