No development. That would be nice. In my neck of the woods I've watched 100 acre parcels become a half dozen small parcels. Like all of us the places I used to hunt rabbits are now covered with houses or trailers. Even areas next to large public land have changed by the transition of large holdings into a line of cabins.
Add to that the impact of natural gas development and "times are a changing". But then again game lands in the southern part of Bradford County were once host to 1000 person lumber towns.
Look for a place that has natural barriers to extensive development and hope for the best. That doesn't actually mean rivers or a steep mountain. It could be public land or land held in a conservancy.
The land I own once had a total of 3 residences. Now there's only one. I've stemmed the tide. But I have a number of neighbors who are in their 70s. What's going to happen to their land?

Gentlemen,
Pumpgun has a good point, planning ahead we bought our land where nobody could build around us, and now I am sure glad we did, being the last place on the lane, up against the SFL & SGL gives me unlimited forest to run my Grouse dogs and I am assured nobody can build right next to my property.
The one neighbor close enough to hear has a 1/2 acre of my forest blocking his sound from my log home. Looking back on things we should have purchased that place also, but
I never dreamed of all the construction, due to the Natural Gas business 8 - 10 years ago.
