I get automatic emails from a real estate agent friend of mine when ever land comes up for sale anywhere near me. I got one yesterday, had 2 parcels, both 38 acres, listed as steep and woody, so not good for building.
With that said, they wanted $95,000 with out gas rights and $240,000 with gas rights.
There was just recently a court ordered sale of several parcels of land. It sold with gas rights, and some of it was unitized in a well and producing royalty's. One of those property's sold for $16,700 per acre.

Apparently I snore so loudly that it scares everyone in the car I'm driving.

Wow 10 years ago land was 500 to 1000 bucks an acre depending on how much you buy.
Would be a good time to sell! Except I've kinda become attached to it.

I flush grouse all the time but rarley hunt them.
I sat up against a tree on day and a grouse came out and did a dance for me on a log less than 10 feet away.
Quite entertaining,something I'll never forget.

I believe you would be able to find good grouse hunting pretty easily

I was lucky enough to hunt on a friends property in Bradford County Monday and Tuesday. We heard very little shooting and saw very few hunters. Is it always like this? This was by LeRaysville.

The grouse hunting is highly dependent on the habitat, just like other counties. Where there has been recent cutting there is good habitat. Many of our family farms that have been converted from dairy were done so long enough ago that the fields have grown into pole stage timber, which has limited habitat value.

I agree with the data Buzz provided. I see huntable size parcels in likely hunting areas(beauty is in the eye of the beholder) for roughly $2500/acre. That's a significant increase from a decade ago ($750 - 1000/acre), but has been fairly steady in the last 3 years.
Value of gas rights is area dependent, even within the county, so I'm not going to estimate that. One would have to be well educated to arrive at that value. My neighbor just told me a landman told him $1500/acre per year and he extended that for 20 years ...I won't say he's wrong, but I'm not going to pay that.

I bought my camp in Bradford county 11 years ago, and right now I could not afford to buy the same property 11 yrs later!

Camp life,it don't get much better!

25'up, how did your camp make out this year? If I remember
correctly you said you were seeing some nice ones in
the beginning of the year.
Just got back from B County, what a great day in the woods
yesterday, beautiful, perfect conditions.
Had a buck in front of me first thing in the A.M., I'm
90% sure he was legal, but I couldn't get it to 100%.
He winded me a went back the way he came in.
